A Guide to your Security Deposit and What Happens at the End of Your Tenancy

  • Your deposit is held safely in the MyDeposits Custodial Scheme.
  • SAR Court cannot use or access it during your Tenancy.
  • It stays protected until your tenancy officially ends.

πŸ“… 2. When Your Tenancy Ends

Your deposit can only be released after all the following are completed:

β€’ You have moved out and taken all your belongings
β€’ You have returned your key card
β€’ Your room and shared areas have been checked and an inventory report agreed
β€’ Any outstanding rent or charges are settled

🧹 3. What SAR Court Checks

To avoid deductions, please make sure you:

β€’ Leave your room clean and tidy
β€’ Remove all rubbish and personal items
β€’ Avoid damage (beyond fair wear and tear)
β€’ Return furniture to its original layout
β€’ Hand back your key card

πŸ’· 4. Possible Deposit Deductions

Deductions only happen if needed. Examples include:

β€’ Unpaid rent or charges
β€’ Damage to furniture or property
β€’ Missing items
β€’ Extra cleaning required

SAR Court will always tell you if a deduction is proposed.

πŸ“€ 5. Getting Your Deposit Back

  • SAR Court submits the release request to MyDeposits.
  • You’ll receive an email from MyDeposits asking you to confirm the amount to be released.
  • Once confirmed, MyDeposits sends the money directly to the person who paid the deposit.

Typical timeline: Within 10 days after agreement of the check-out inventory report.

βš–οΈ 6. If You Disagree With a Deduction

You can use the MyDeposits Alternative Dispute Resolution (ADR) service β€” it’s:

β€’ Independent
β€’ Evidence-based
β€’ Completed online

Both you and SAR Court submit evidence, and MyDeposits makes the final decision independently.

πŸ“± 7. Keep an Eye on Your Email

MyDeposits will contact you using the email address you registered with.
If you’ve changed email since moving in, update it before you leave.
